Getting started: where everything lives in your owner account
A tour of your Doorvest owner account: what each part of the menu holds, what your action items ask for, where your signed agreement goes, what your home's status means, and how to choose the messages we send you.
How your account is organized
Your owner account has five main areas. On a computer they run down the left side of the screen, and the pages under each one are listed beneath it. A number next to Action Items or Messages counts what is waiting for you.

Clicking a main entry opens its page, and each entry beneath it opens its own page. The guides, including this one, are under Account & Settings, then Help & Guides.
Open your DashboardUse your account on a phone
Your account works in your phone's web browser. Sign in at doorvest.com/login and use the bar along the bottom of the screen: Dashboard, My Homes, Buy, Sell and Menu.
Menu opens the full list, including Account & Settings, Action Items and Messages, which are not on the bar itself. When something needs you, Menu shows a red dot.
Sign in
- Go to doorvest.com/login and sign in with the email you use for Doorvest.
- Forgotten your password? Use the forgot-password link on the sign-in page to set a new one.
- If your property manager recently moved to Doorvest and you have not set a password yet, look in your texts and email for your setup link.
Still can't get in? Email success@doorvest.com from the address you use for Doorvest and tell us what the sign-in page says.
What your Dashboard shows
Your Dashboard is the first page you see after signing in. It has these cards:
- Today
- The things that need you now, such as an agreement to sign or a repair to approve. Press See all for the full list on your Action items page. When nothing is waiting, it says You're all caught up.
- My Homes
- Your homes, what they are estimated to be worth, and the money they hold. Open a home to see its lease, repairs and paperwork.
- Recent activity
- Your latest transactions. Every transaction is under My Homes, then Ledger & Docs.
- Buy
- Homes you could buy next, plus any offer or purchase you have under way.
- Sell
- Any sale you have under way, or, if none, an estimate of what your home could sell for.
What your action items ask for
Action items are tasks only you can do, such as signing your management agreement or confirming the bank account we pay you into. They show on your Dashboard under Today, and all of them are on the Action items page: Dashboard, then Action Items in the menu, or Menu, then Action Items on a phone.

Most buttons start the task right on the page; a few open the page where the task lives. Each row's title is set when the task is created, so its wording can differ a little from the names below.

Rows that are not tasks of their own, such as a repair estimate or a lease renewal, have a button that opens the page where you respond. Rows are grouped under My Homes, Buy, Sell and Account. When you finish a task, its row disappears, and when nothing is left the page says You're all caught up.
Signed, but it still shows?
A row clears when you finish the task here. If you signed the same document some other way, for example from an email, the row can stay until your Doorvest team closes it. Message them from Messages so they can check.The reminder that appears when you sign in
While a management agreement is waiting for your signature, a reminder may appear when you sign in. It has two buttons: View & Sign takes you to your action items, and Remind me later closes it. If it shows a date, that is the date we have asked you to sign by. Other urgent items can show a similar reminder, with Go to Action Items and Close.
Closing the reminder is fine. It stays hidden for 12 hours in that browser, and the task waits on your Action items page until you finish it. The reminder never appears on the Action items page itself.
Find your signed agreement and other documents
- In the menu, open My Homes, then Ledger & Docs.
- Choose the Documents tab.
- Find the agreement in the list and open it.
A management agreement you sign in your account is added to Documents automatically, usually within half an hour. If it is still missing the next day, or you signed yours some other way and it is not there, ask your Doorvest team for a copy.
The same Ledger & docs page has your monthly statements on the Statements tab and your transactions on the Ledger tab. The Ledger tab shows your last 12 months; choose All Time to load your full history.
Your W-9
A W-9 you sign from your Action items page is kept out of Documents, because it carries your Social Security number or tax ID. To check that we have yours, message your Doorvest team.What your home's status means
Each home's page shows a status next to its address. With a current lease, it is the lease's own status from its lease record. Green means the home is leased; amber means it is not.

- Active
- A resident lives in the home under a current lease.
- Month to Month
- The lease term has ended and the resident is staying on from month to month.
- Notice to Vacate
- The resident has told us they are moving out. The status changes once their lease closes at move-out, and then shows the next lease if one is recorded.
- Delinquent
- The lease shows rent that is past due.
- Vacant
- There is no current lease on the home.
- 3 of 4 Units Leased
- On a building, how many units have a lease. It turns green only when every unit is leased.
Other statuses use the lease record's own wording. If one is unclear, ask your Doorvest team what it means for your home.
The list on My Homes uses fewer statuses. Open the home to see the full status.

Further down the home's page, the Lease card shows the rent, the resident and the lease dates, and whether any recent rent is still unpaid. Rent collection reads Paid in full when no rent charge from the last 6 months is unpaid; otherwise each unpaid month gets its own row showing what was collected.

A move-in, a renewal or a payment shows here once it is in the home's lease record, which can take a little while. If a status still looks wrong the next day, message your Doorvest team.
A home you just added
Its page may say We're still syncing this property instead of showing a lease. This home is connected to your account, but its management details are still coming online. This usually resolves within a day.Choose how we contact you
Open Account & Settings and choose the Notifications tab. It has two parts.
- Message Notifications
- How we let you know your Doorvest team has sent you a message, for example by Email or Text messages. Texts need a phone number on your profile; until you add one, the setting says “Add a phone number in your profile to start receiving these.”
- Email Notifications
- Which other emails you get, one checkbox per topic, such as Rent Collection Updates and Property Updates. Unsubscribe from all emails stops the marketing emails. Transactional Emails, such as receipts and security alerts, are always sent.
Your account settings
Everything about you, rather than your homes, is in Account & Settings, on five tabs:
- Profile
- Your photo, email, phone numbers, a Light, Dark or System theme, and the Sign Out button.
- Notifications
- The messages and emails we send you. See above.
- Security
- Your password, passkeys and two-factor authentication, and the Sign Out button again.
- Billing & properties
- Billing details, your management plan, your payment method, the bank accounts we pay you into, and auto-replenish.
- People & access
- The people who help manage your account, and any other accounts you can act for.
Message your Doorvest team
Open Messages: Dashboard, then Messages in the menu, or Menu, then Messages on a phone. Write to your Doorvest team there, and their replies come back to the same conversation. You can also email success@doorvest.com.
