What each home holds, which bills need your money, and how to pay bills, top up reserves, turn on auto-replenish and move funds between homes.
How your Wallet works
Your Wallet is one page that shows what each of your homes holds, which bills need your money, and where your recent payments are. Three ideas explain everything on it.
Money is held per home
Each home you own has its own operating account and reserve. Rent lands there, bills are paid from there, and the rest is distributed to you.Your reserve is held back
A small reserve stays in each home's account so recurring work like utilities and landscaping never pauses. When bills draw it down, we ask you to top it up.Payments take a few days to show
Bank payments post to your ledger in a few business days. Card payments post when they settle. Until then, the payment shows in your Wallet as On its way and is not yet counted in your balance.

Sign in
Go to doorvest.com and sign in with the email you use for Doorvest.Open Wallet
In the sidebar, open My Homes and choose Wallet. On a phone, the same list is under Menu. You can also go straight to doorvest.com/wallet.Bookmark it

What you will see
From top to bottom, these are the areas of the Wallet. Each answers one question. Some only appear when they apply to you.

If you own more than one home, you may also see Cover bills with money you already have. These are suggested moves from a home with spare money to a home with bills, each with its own Move button.
What the numbers mean
Open a home's row to see how its balance breaks down, in this order. These are the words the page uses.

- Balance
- Cleared cash in this home's account, including its reserve. Open a home to see what is free to use.
- Operating funds
- Cleared cash in this home's operating account. It includes the reserve we hold back, shown on the next line.
- Held for reserve
- The amount we hold back from your operating funds to keep recurring maintenance such as vacant home utilities and landscaping running.
- Free to use
- Operating funds minus the reserve. This is what can pay bills, be distributed to you, or be moved to another home.
Below that, under Not in your balance yet, the row lists money that is not counted in any of the numbers above yet.
- Rent received, clearing
- Rent or other money we have received for this home that has not finished depositing yet. It becomes available once it clears.
- On its way
- Payments you have made that have not posted to this home's ledger yet. Bank payments can take a few business days; card payments post when they settle. This is never added to your available balance.
Check what a home has available
- Open your Wallet and find the home in the Homes list.
- Open the home's row. The Balance shown on the row still includes the reserve.
- Read Free to use. Operating funds minus the reserve. This is what can pay bills, be distributed to you, or be moved to another home.
Pay a bill
- Click Pay all bills in the summary card, or scroll to Bills and click Pay next to a single bill.
- Choose how to pay:
- Available funds uses the home's own balance, with no fee. If it would dip into the reserve, it says so first, and we will ask you to top the reserve up afterwards.
- Bank Account has no fee and takes a few business days to post.
- Credit Card adds a 4% processing fee, and card payments are limited to $15,000 including the fee.
- Review and confirm. Bills paid from available funds are sent to the payee on our weekly payment run.
Top up a reserve or make a contribution
When a reserve is short, use the Top up button in the Reserves box. If more than one home is short, it lists them under Needs your money, each with its own Add funds button. To add your own money to any home for another reason, use Make a contribution.
- Click Make a contribution in the summary card at the top of your Wallet, or click Top up on a reserve that is short.
- Choose the home you want to contribute to. A top-up picks the home and amount for you.
- Enter the amount and pay by bank or card. Cards carry a 4% processing fee and are limited to $15,000 including the fee; banks have no fee.
Turn on auto-replenish
Auto-replenish tops up a home's reserve from your bank account automatically whenever it runs short, so you don't have to watch it. It uses your bank account only, so there is no fee, and we send you a heads-up before every top-up.
- Go to auto-replenish in your settings. Your Wallet also has two shortcuts: while a reserve is short, the summary card shows an Auto-replenish line with Set up, and when several homes are short and you press Top up, Set up auto-replenish appears under Needs your money.
- Choose the bank account, the homes it covers, and the most a single top-up can be.
- Confirm. Homes with a top-up scheduled show Auto top-up and a date in the Reserve column.
Skipping one top-up
Choose Cancel this one next to the scheduled top-up in your Wallet. Auto-replenish stays on for the next one. To change your cap or turn it off, use the same settings page.Move funds between homes
If you own two or more homes in the same state and with the same legal owner (the same LLC, or you personally), you can move money from one home to another with Move funds. This is a quick way to cover a bill or top up a reserve using money another home already has. Unpaid bills are paid from each home's balance before distributions. Moving money into a home covers its bills. Moves between homes in different states are not available yet. Homes held by different legal owners always keep their money separate.
- Open your Wallet and click Move funds, next to the Make a contribution button. If the button is greyed out, the ⓘ beside it explains why.
- Choose the home to move money from. Only the money free to use can be moved; its reserve stays in place.
- Choose the home to move money to. All your homes are listed. A home that can't receive the money is greyed out, with the reason beside it.
- Enter the amount (at least $1, or click Move all), review it, and confirm.
This posts to both ledgers right away. You can move it back the same way if you change your mind.
Let Doorvest move cash between your properties
When it applies to your homes, your Wallet also shows a card with this setting. When one of your homes is short on cash for a bill and another has a surplus, we can move money between them so the bill gets paid on time instead of going past due. In the card's own words:
- Money only ever moves between properties you own, and only between properties held by the same legal owner. Cash never moves between you and another investor, and never between two different entities you own, such as from you personally to an LLC.
- We never move more than a property actually has available.
- Every transfer appears on both properties' ledgers, and you can see them here in your Wallet.
- You can turn this off at any time. It does not affect transfers you make yourself.
To turn it on or off, tick or untick the box on that card. If your property moved to Doorvest from another manager, it may already be on because of the agreement signed at the handover, and the card says so. You can untick it at any time.
For example
Say your Cleveland home owes $340 for a plumbing repair but only holds $95, while your Toledo home is sitting on $1,200 it does not need this month. With this on, we move $245 from Toledo to Cleveland and the repair bill clears. Both ledgers show the transfer. With it off, the bill waits for you.Confirm a payment went through
- Give it time to post. Bank payments take a few business days to post; card payments post when they settle. While it is posting, it shows as On its way inside the home's row and as in progress under Bills.
- Open the home's row in the Homes list and click View ledger.
- Find the payment in the home's ledger. Once it shows there, it has posted.
Find past transactions and statements
- Open the home's row in the Homes list and click View ledger or Statements. You can also go to My Homes, then Ledger & Docs, in the sidebar.
- Pick the home if asked.
- Open the ledger, a statement or a document.
