Selling on the Doorvest Marketplace
What it costs to list and sell your home on the Doorvest Marketplace, the card a live listing needs, how a sale runs from listing to closing, and what to expect from the buyer's inspection.
What selling costs
These are the terms from November 1, 2026. The headline: your closing fee dropped by a third, from 4.5% to 3%.
- Your closing fee: 3% of the sale price or $3,000, whichever is greater, settled through title at closing. Buyers now pay 3% on their own side.
- To list your home: Free to list (the $100 setup fee is waived), then $50 a month while your home is listed. Billing stops the moment it goes under contract, sells, or you take it down.
- Buyer reservation: $1,000, up from $100. It is non-refundable if the buyer walks. It does not come to you, but it means the buyers who reserve your home have real money at risk.
Keep a card on file
From November 1, 2026, a listing needs a card on file to stay live on the marketplace. Open your home under Sell, choose Edit payment, and add a card.
- Nothing is charged when you add it. Your first $50 bills a month after you enroll.
- You are never back-billed for time your home has already spent on the market.
- Listings without a card on file come off the marketplace after November 1, 2026. You can relist any time by adding one.
- Nothing changes about your listing price or anything we have already agreed on.
What it costs on an example sale
Here is what selling a $250,000 home costs you.
| When | What | Amount |
|---|---|---|
| To list | WhatFree | Amount$0 |
| While listed | What$50 a month, starting a month after you enroll | Amount$50/mo |
| At closing | What3% of the sale price, or $3,000, whichever is greater | Amount$7,500 |
| Under the old terms | What4.5% at closing | Amount$11,250 |
That is about $3,750 more in your pocket. The $3,000 minimum only applies below a $100,000 sale price; at $100,000 and above, 3% is already the greater number.
The lower closing fee on that sale covers 75 months of listing fees. If your home sells in three months, you pay $100 in listing fees against $3,750 saved at the closing table.
How selling works, from listing to closing
| Step | What happens |
|---|---|
| You list | What happensWe recommend a price; you accept it or counter, and nothing goes live until you choose. Then we put your home in front of our audience of active investors. |
| Offers arrive | What happensOffers arrive in Messages. You have 2 days to respond to a buyer request. |
| You accept | What happensThe buyer reserves with $1,000 and signs a letter of intent. |
| PSA signed | What happensThe Purchase and Sale Agreement (PSA) is the contract that sets the price. The buyer's 10-day inspection window opens. |
| Closing | What happensSettled through title. Your closing fee comes out here, and listing fees stop. |
What to expect from the buyer's inspection
Once the PSA is signed, the buyer has 10 days to inspect the home. Expect a second conversation when the report comes back. It is a normal round in these deals, not a sign the deal is breaking.
- Ask for the actual report before you respond to anything.
- Answer with a credit at closing rather than taking on repairs yourself. The dollars land the same way for the buyer, and you keep control of your timeline.
- Trade a credit instead of cutting the price. Same dollars to the buyer, but your sale price holds, and that number is what the next comparable sale on your street is built from.
