Making an offer on a marketplace home
Which homes take offers, what the offer form asks for, the lowest and highest offer a home accepts, how to follow or withdraw your offer, and what to do when it is accepted.
Find a home that takes offers
Homes for sale are under Buy > Browse. Homes you save are under Buy > Watchlist.
Every available home's page has a Reserve This Home button ("Sign a non-binding LOI"). A home that is taking offers also shows Submit an Offer under it, and a smaller Submit Offer button on some of the page's tabs. If you don't see either offer button, that home is not taking offers right now, or it has already been reserved or sold.
You need a free Doorvest account to make an offer. If you are signed out, the button asks you to create one first.
Browse homesFill in the offer form
Choose Submit an Offer. The Submit Your Offer form shows the home's address and list price, then asks for:
| Field | What to enter |
|---|---|
| Your Offer Amount | What to enterRequired. It starts filled in with the list price; change it to the price you want to offer, in whole dollars. |
| Why this price? | What to enterOptional. A note explaining your offer, up to 1,000 characters. It becomes the first message in your offer's conversation. |
| Financing Status | What to enterOptional. One of: Cash Buyer, Pre-Approved for Loan, Need Financing, Not Sure Yet. |
| Desired Timeline | What to enterOptional. One of: ASAP, Within 30 Days, Within 60 Days, Flexible / No Rush. |
Then choose Submit Offer (Non-Binding). Submitting an offer does not charge you anything.
The lowest and highest offer a home accepts
Under Your Offer Amount the form shows the lowest offer that home accepts. For most homes it is 80% of the list price. Some homes have their own minimum instead, and some also have a maximum, which the form shows on the same line.
An offer below the minimum or above the maximum is not sent: the form shows the limit and asks you to change the amount.
What it costs
Making an offer is free. Before you submit, the offer form tells you what applies if it is accepted:
- A 3% buyer fee at closing, settled through the title company.
- A $1,000 deposit to reserve the home. It is non-refundable and credits toward that buyer fee.
Lending and title fees at closing are separate and set by those providers.
What happens after you submit
You see Offer Submitted!, and we start a conversation for that offer. Its first messages are your note, if you wrote one, and our confirmation of the amount and the home. Our team reviews the offer and replies in that conversation.
Your offer then shows in three places:
- Buy > Deals, under Active offers.
- View all offers on that page, which lists every offer you have made, including past ones, with a status filter and sorting.
- The home's own page, in the Your offer on this home card and the Your activity tab.
One live offer per home
While you have an offer on a home that is Pending, Under review or Accepted, you can't submit another on the same home. You also can't submit a second offer on a home within an hour of your last one. You can make offers on as many different homes as you like.Track your offer
Each offer shows a status:
- Pending
- Submitted, and not yet reviewed by our team.
- Under review
- Our team has reviewed it and a decision is still to come.
- Accepted
- Your offer was accepted. Your next step is to reserve the home.
- Reserved
- Your reservation is recorded and the letter of intent is signed.
- Not accepted
- Your offer was not accepted.
- Withdrawn
- You withdrew the offer.
- Closed
- The offer was accepted, then closed without a reservation, for example because you declined it.

Select an offer to open its details: your offer, the list price, what you noted about financing and timing, a timeline of what has happened, and the conversation, where you can read and reply. A red dot next to an offer means it is Accepted and waiting on you, or has messages from us you have not read.
If you made an offer some other way, for example by phone or email, and our team entered it for you, the offer says it was recorded by Doorvest, with how and when you made it. If anything on it is wrong, reply in its conversation.
The Deals page also has a short How offers work walkthrough.
Withdraw an offer
You can withdraw an offer while it is Pending or Under review. Once it has been accepted or not accepted, it can't be withdrawn.
- Find the offer on the Deals page or under View all offers.
Choose Cancel bid
Withdraw your offer? opens. You can add a note for our team, or choose Keep my offer to leave it.Choose Withdraw offer
The status changes to Withdrawn, a note of the withdrawal is added to the offer's conversation, and that conversation closes.
You can make a new offer on the same home later, if it is still available and at least an hour has passed since your last offer on it. An offer our team recorded for you has no Cancel bid button; reply in its conversation instead.
When your offer is accepted
We tell you in the offer's conversation, and you may also get an email or a text about the message. The offer's status changes to Accepted, and it gets a Reserve button.
To go ahead, choose Reserve
Or open the offer and choose Complete reservation. Both open the reservation checkout for that home.If you don't want to go ahead, choose Decline
Open the offer, choose Decline, add a note if you like, and confirm with Decline offer. The status changes to Closed.- There is nothing to decline until an offer is accepted; before that, withdraw it instead.
Once you reserve, the home is tracked under In purchase on the Deals page. The offer itself can keep showing Accepted for a while after you reserve, until our team records the reservation; it then shows Reserved.
If your offer is not accepted, we say so in its conversation, the status changes to Not accepted, and the conversation closes. You are free to make offers on other homes.
